Valerie's "Top Ten" for Sellers

  1. Be honest with yourself... determine your real motivation for selling... if you're thinking of "testing" the market or you're tired of high taxes, the timing may not be right.
  2. Get in shape... get rid of clutter and clean your home top to bottom, including the places you think no one will look.
  3. Hire the right real estate agent... feel the chemistry... choosing an agent should not be based on the price or commission they quote.
  4. Price it right... price trumps all, including location.
  5. Emphasize your strong points... your buyer will probably purchase your home for some of the same reasons you did... what are they?
  6. Picture perfect... most of today's buyers begin their home search on the internet. Online marketing of your home is crucial... the photos of your home must encourage them to come in person. 
  7. How low can you go... always negotiate an offer no matter how low it is... remember, the buyer can only go up.
  8. Hire a local real estate attorney... you will not save money by using a friend or relative.
  9. Expect the unexpected... you cannot always prepare for this, although having Plan B will help.
  10. Have fun... change is good and can be very exciting.

Valerie's "Top Ten" for Buyers

  1. Do your mortgage homework... get pre-approved for a loan, and then determine what you want to spend
  2. Research the local areas...  take the time to do some online research to determine which areas work best for you before driving around to see them in person, as this can be exhausting
  3. Pick the right agent... you will be investing a lot of time and energy finding your dream home... make sure they are willing to do the same for you.
  4. Trust your instincts... if it seems too good to be true, then it probably is. 
  5. Understand your options... be prepared for the unexpected and have a "Plan B" in place, just in case you need it .
  6. Exercise patience, within reason... if you always find yourself waiting for lower interest rates, lower prices or for the perfect home to come along, it may not be the right time to buy. 
  7. It takes two to "tango"... all decision makers must be 100% on board to succeed.
  8. When you find the right home... be sure to see the home at least twice and preferably at different times of day, before making an offer.
  9. Hire a local real estate attorney... you will not save money by using a friend or relative.
  10. Be sure to have fun... buying a home is an exciting adventure.

A native of Long Island, New York, Valerie has been a Summit, New Jersey resident since 1986, and currently lives there with her husband and family.  She has personal experience with relocating her family and can appreciate the nuances that come with the challenge of finding a new home and selling your current home.  She understands and appreciates the importance of a thriving downtown, community oriented activities, convenient location and unlimited services that Summit and the surrounding towns have to offer.
