Data home buyers and home sellers get online from some of the major real estate sites may be inaccurate, irrelevant or out-of-date. A local agent working in your area of interest can provide 'feet on the ground' information data along with statistics from the local multiple listing services.
Here's an example - one of the sites, and I'm not naming names, tells me in an email this morning that 1. the median price for homes in Montclair is $330,000. My data tells me $549,000. 2. the average price for homes in Montclair is $651,000, my data tells me $729,000. Sale comp - the same site tells me there were 3 solds in a period where the actuality as 49. Do buyers and sellers care about this? You bet they do.
