Warren Buffett Just Made A Huge Bet On The Housing Market

Perhaps the most bullish indicator for U.S. housing is Warren Buffett.

The legendary investor has been buying up real-estate brokerages around the country as he bets on a housing turnaround. Now, he is partnering with Brookfield Asset Management, a Canadian real-estate investor, to more than double the size of his brokerage business.

Berkshire’s HomeServices of America Inc. unit will be the majority owner of the venture to manage a U.S. residential real-estate affiliate network, according to a statement on the new company’s website. The firms plan to offer a new franchise brand, Berkshire Hathaway Home Services, starting next year. Brookfield’s network has operated under the Prudential Real Estate and Real Living Real Estate brands.

Berkshire’s managers have been planning and positioning the firm to benefit the U.S. home market. The combined networks of more than 53,000 Prudential Real Estate and Real Living Real Estate agents generated in excess of $72 billion in residential real estate sales volume in 2011, and operate across more than 1,700 U.S. locations. That's more than twice the $32 billion in sales that Berkshire did in 2011 without the new brokerages.

Buffett has been public about his bullish housing call for a while as he's built his residential real-estate brokerage business, but this is a big addition.

     My name is Ilene. My husband and I just signed the contract for a new beautiful home in Warren, NJ that listed at $1,399,000 with the incredible help of John Circello.

     There are times when outstanding performance must be recognized and this is clearly one of them. As you were aware, acquiring this property was EXTREMELY difficult from many standpoints. First and foremost, the seller was also the listing agent for this property and was less than forthright. We were basically deceived throughout the process and ultimately had “ the rug pulled out” from underneath us with outrageous demands during the attorney review process, only to hold us in limbo long enough to find other buyers.

      This did not deter John. During the whole process, his “calm and collected” style confronted the owner’s “sense of honor” on multiple occasions without ever alienating this person. He also did an excellent job of “not pushing” us into continuously raising our bid during attorney review but very professionally provided us with his opinion and allowed us make our own decisions. John comes across to clients as extremely competent, empathetic, passionately customer-focused and most importantly—authentic and genuine! He is a sincere pleasure to work with. If not for John, we would have surely given up on this property (which I wanted so much!!!) weeks ago. In fact, once the attorney review process was “dead”, on his own, John maintained contact with the owner to keep his pulse on the situation.

   Secondly, John’s work ethic is phenomenal. John is accessible all hours of the day, night and weekends. Throughout this process, we kept asking John to show us new and repeat properties so we would have a  ”back-up” just in case. John tirelessly gave up many hours on three weekends, regularly met us at night and never showed any frustration. The bottom line…he was always there when we needed him!

   Third, John is an excellent project manager and relationship builder. During the past two weeks, he interceded, as appropriate, with our lawyer, the mortgage broker, and coordinated our home inspection in 3 hours. John can be counted on to represent Prudential in the manner it deserves and you should be VERY proud having him as part of your team!! I would not hesitate to recommend John to all of my friends. You are lucky to have him at Prudential!

Hiring John to sell our house was the best decision we could have made. From the moment we met John, we knew he was the person for the job. He came to look at our house and was extremely prepared, bringing comparable homes on the market (and recently sold) in the area. He also had a good idea of a marketing plan.
