According to Lawrence Yun, NAR chief economist, says sparse inventory levels caused a pullback in pending sales in March, but activity was still strong enough to be the third best in the past year. "Home shoppers are coming out in droves this spring and competing with each other for the meager amount of listings in the affordable price range," he said. "In most areas, the lower the price of a home for sale, the more competition there is for it. That's the reason why first-time buyers have yet to make up a larger share of the market this year, despite there being more sales overall."
This spring has been truly unbelievable and I personally can attest to the overly enthusiastic buyers who are ready, willing, and able to purchase a home only to be disappointed. They find themselves just one of the many offers homeowners must choose from.
We are back in the days where a Realtor must use every tool in their t tool box to make their clients stand out to the seller. I personally have my clients write a letter to the seller giving them reasons why they should really consider their offer.
When choosing an agent, ask them how they would approach a multiple offer situation. If they're willing to go that extra mile for you, find someone who will!
