Testimonials from Exceptional Clients

"Our home sale was more complicated than most.
We are three sisters living in three different states and the home was part of an estate.
Having Valerie for our agent was the best choice we made.
Valerie has extensive knowledge of not only the complicated task of marketing homes,
but also the ability to handle unforeseen unique challenges that each home brings with a sale.
She not only handled the major business of executing the home sale
but Valerie was very present in all the little details that add up to a successful transaction.

Thank you again for your professionalism."     Sellers, New Providence

"Valerie was a chance encounter when we visited a home she was showing, we talked and she ended up helping us finding our house. Valerie quickly understood what we were looking for and greatly helped to make the search process more efficient. When we found it, she quickly built a very good relationship with the seller's agent and that helped a lot to facilitate the process.  Valerie is not the typical agent who wants to do a deal asap, she was extraordinarily supportive all along the buying process, helping which ever way she could.Valerie addressed the needs of our kids while visiting homes or clearing administrative issues. She was able to turn a visit into anything but boring for them...

Valerie made a big difference for us and we can only highly recommend her." Purchasers, Montclair

"We are rather astonished that we own such a lovely home in Madison, and we owe a great deal of gratitude to you for your intuition.  There were many times during the process where we just felt the market stacked against us, and strongly considered compromising our most core housing principals: a short commute and a strong sense of community.  Most agents would have been more than happy to make the sale and move on.  You were not.  You put our family first, got to know us on a personal basis and even helped us back away from the process at times.  We made educated decisions throughout the process thanks to your many strategic discussions.  Your network of professionals was also terrific... it was truly an orchestrated event with everything coming together seamlessly.  Thank you for your attention to detail and thank you for caring so much for us.  You have an uncanny ability to empathize with your client's needs.  You are one-of-a-kind.  We couldn't be happier.  We love it here! Purchasers, Madison

"Thanks for your support in selling our house in this difficult market.  Your attention to details, guidance during unexpected circumstances and personal attention made the biggest difference.  Your valuable help was evident along every step of the process.  Your valuation of the house was right on target (and contrary to conventional wisdom).  We were impressed by your commitment and personal involvement in every detail.  You understood this was the first time we were selling a house, and had the presence of mind to guide us along the way.  You were willing to put yourself in our shoes, despite having been innumerable times in this situation.  We will always be grateful for your sensitivity to our needs.  You made us feel special; as we are sure you do with all of your clients."  Sellers, Millburn

"When preparing to list my home in Chatham I interviewed five agents. I chose Valerie Dalton because she clearly knew the market, possessed experience and articulated the key strategies for success. Making a proposal and delivering on it can make or break the sale of your home. Valerie delivered on everything she promised. Her follow-up, attention to detail, outstanding communication, and representation of my interests allowed me to sell my home and feel good about both the process and the outcome. Valerie is a true professional who will earn your business."  Sellers, Chatham

"Valerie Dalton was the listing agent on my house and I can truthfully say that without her, it would NEVER have been sold.  She exceeded my expectations and went "above and beyond" at every step along the way from helping to cleanup the clutter (a HUGE project), stage the house, list the house, market the house, supply us with feedback, negotiate potential contracts, etc.  She was professional and efficient throughout the entire process.  Her communication skills are excellent and we always knew we were in good hands.  Her attention to detail and work ethic were instrumental in getting us to closing.  She communicated well with the buyer's agents and was responsive to us and them at all points along the way.  I highly recommend Valerie.  She is responsible, efficient, professional, knowledgeable and personable.  My house was not an easy home to market or sell and she did a commendable job.  THANK YOU SOOOOO MUCH, Valerie!"  Sellers, Berkeley Heights

Valerie's "Top Ten" for Sellers

  1. Be honest with yourself... determine your real motivation for selling... if you're thinking of "testing" the market or you're tired of high taxes, the timing may not be right.
  2. Get in shape... get rid of clutter and clean your home top to bottom, including the places you think no one will look.
  3. Hire the right real estate agent... feel the chemistry... choosing an agent should not be based on the price or commission they quote.
  4. Price it right... price trumps all, including location.
  5. Emphasize your strong points... your buyer will probably purchase your home for some of the same reasons you did... what are they?
  6. Picture perfect... most of today's buyers begin their home search on the internet. Online marketing of your home is crucial... the photos of your home must encourage them to come in person.
  7. How low can you go... always negotiate an offer no matter how low it is... remember, the buyer can only go up.
  8. Hire a local real estate attorney... you will not save money by using a friend or relative.
  9. Expect the unexpected... you cannot always prepare for this, although having Plan B will help.
  10. Have fun... change is good and can be very exciting.

Valerie's "Top Ten" for Buyers

  1. Do your mortgage homework... get pre-approved for a loan, and then determine what you want to spend
  2. Research the local areas...  take the time to do some online research to determine which areas work best for you before driving around to see them in person, as this can be exhausting
  3. Pick the right agent... you will be investing a lot of time and energy finding your dream home... make sure they are willing to do the same for you.
  4. Trust your instincts... if it seems too good to be true, then it probably is.
  5. Understand your options... be prepared for the unexpected and have a "Plan B" in place, just in case you need it .
  6. Exercise patience, within reason... if you always find yourself waiting for lower interest rates, lower prices or for the perfect home to come along, it may not be the right time to buy.
  7. It takes two to "tango"... all decision makers must be 100% on board to succeed.
  8. When you find the right home... be sure to see the home at least twice and preferably at different times of day, before making an offer.
  9. Hire a local real estate attorney... you will not save money by using a friend or relative.
  10. Be sure to have fun... buying a home is an exciting adventure.
